With just a week left for completion of RERA registration for ongoing construction projects, the state government has made it clear that no extension will be given to developers or real estate agents for registering with the MahaRERA website. The last date for RERA registration is July 31.

According to MahaRERA, 1,350 applications were received from developers for registration while more than 900 projects were approved. Moreover, nearly 4,500 applications were received from real estate agents, out of which 4,300 applications were cleared.

It was only last week that the developers were allowed to make corrections in their forms and upload documents. However on July 24, the applications touched 1,300 as per MahaRERA authorities and with over 100-150 registrations taking place daily, they are hoping that all the projects will be registered by month-end.

So far, 882 projects have been registered with MahaRERA in Maharashtra. Out of them, 3 are in Amravati, 8 in Aurangabad, 453 (Mumbai city 41, Suburban 164, Thane 120, Raigad 98) in Konkan, 13 in Nagpur, 49 in Nashik,and 356 in Pune.

Senior sources from the chief minister's office and state housing department told TOI that no extension will be given to builders for RERA registration as it is as per the act and the window period for registrations of ongoing projects was three months from May.

"We have repeatedly told the builder’s body that there will be no extension and we are encouraging them to register as we believe that there are more than 10,000 ongoing projects in the state. We are hoping that all the projects will be registered by Monday," stated MahaRERA secretary Vasant Prabhu on July 24.

While there were some incidences of some two builders going to court, the Credai Maharashtra body has categorically told TOI that they do not wish to go to court and will abide by the rules. "MahaRERA rules are stringent as compared to other states and we had certain reservations about registration of ongoing projects and other issues, however ,we will not go to court," stated Shantilal Kataria, president, Credai, Maharashtra. He said that the same is the view of all India Credai too. He said Credai wants builders to upload the documents as per the rule.

Meanwhile, with just a week left for completion of registration, RERA authorities also released the process of registering complaints regarding registered projects as well as complaints for unregistered projects by source. The secretary stated that while the rules were already in place, they wanted to encourage people to register complaints, if any, with MahaRERA. "From August 1, the authority will also take note of unregistered projects," added Prabhu.

Activists believe that those going to court will be isolated as it is the central act and they have to abide by the rules. Activist and president of All India's Fight for RERA Abhay Upadhyay told TOI that there is no escape and rules of the act have to be followed. Registering protests through court cases will not help or get them an extension. "It is as per the act and all the states have to abide by the act," he said.
